Why a broker matters

Kolar Capital is a mortgage broker with access to multiple lenders and a broad range of financing programs for homebuyers, homeowners and real-estate investors.
A bank can only offer what that bank sells. A mortgage broker can look at programs across multiple lender relationships and work toward financing that fits the borrower and the transaction — which matters most when the situation isn't standard: self- employment, an investment property, a renovation, or a property a single lender simply doesn't want to touch.
That flexibility is not a promise of a particular rate, fee, or approval. Pricing, program availability, and the credit decision are always determined by the lender and by your qualification.

Buying a home
The programs most Northeast Ohio buyers use, whether it's a first house or a move-up.
Conventional
The most common route for buyers with documented income. Down payment and mortgage-insurance requirements vary by program and by qualification.
FHA
A government-insured option often used by first-time buyers and buyers making a smaller down payment. Property and program requirements apply.
VA
For eligible veterans, active-duty service members, and surviving spouses. Eligibility is determined by the VA and the lender.
Self-employed or alternative income
Business owners, contractors, and commission earners whose tax returns don't tell the whole story.
Non-QM
Non-Qualified Mortgage financing for borrowers whose income or circumstances don't fit standard documentation rules. Terms, pricing, and eligibility differ from conventional loans.
