CapEx reserve covers long-life replacements such as roofs, HVAC, windows, plumbing systems, and major appliances; it is shown separately, excluded from NOI and cap rate, and deducted when calculating investor cash flow. Operating expenses include taxes, insurance, HOA, owner-paid utilities, management, and maintenance. NOI excludes mortgage principal and interest, income taxes, depreciation, closing costs, rehab, and CapEx reserves. Cap rate = NOI ÷ purchase price (before debt service and before CapEx reserves). DSCR = annual NOI ÷ annual debt service. Lender DSCR calculations may differ based on lender-specific underwriting rules. Nothing here is a lending, accounting, tax, or investment recommendation.
