Services · Construction & Renovation

We work on buildings. That changes how we read them.

Most real estate advice stops at the surface of a property. Ours doesn't. Renovation experience is why we can talk through condition, scope, rough feasibility, and strategy with practical detail — before you commit to a property or a project.

Two kinds of projects

Investor renovations and homeowner improvements

Both matter here. The investor side is what makes us different from an ordinary real estate team; the homeowner side is where that same experience quietly saves people money.

Investor renovations

Value-add purchases live or die on scope. We help you think through what a property realistically needs, how that interacts with rent or resale, and where a deal stops making sense.

  • Condition review before the offer, not after inspection
  • Scope framing: cosmetic, moderate, or full rehab
  • How renovation choices affect rent, tenancy, and turnover
  • Strategy fit — hold, refinance, or resell

Homeowner improvements

Whether you're preparing to sell or simply making the house work better, the useful question is the same: what's worth doing, and what isn't.

  • Pre-sale improvements that buyers in your market actually notice
  • Repairs that matter versus repairs that can wait
  • Understanding a contractor's scope before you sign it
  • Sequencing work around a move or a listing date

This is part of how The Baird Team works — not a separate company or brand. We discuss project specifics, including who performs any work, individually with each client.

Project inquiry

Tell us about the property and the project

Describe it in your own words. If photos or project documents would help, we'll request them after we connect — please don't attach anything here.

By submitting, you agree we may contact you by phone and email about your inquiry. Message frequency may vary; message and data rates may apply. Reply STOP to unsubscribe, HELP for help. See our Privacy Policy.

A member of our team reviews every project inquiry personally.
