Inventory is up, but not evenly

Listing counts have improved from their lows, but the increase is concentrated in higher price bands and in homes that need work. Well-prepared homes under the county median still see compressed timelines and competing offers.

That split matters. A seller in Parma and a seller in Shaker Heights are operating in two different markets, and the pricing strategy that wins in one loses in the other.

Rates changed behavior, not demand

Buyers are more sensitive to monthly payment than to purchase price. Concessions toward rate buydowns have become a routine part of negotiation and often cost a seller less than a price reduction of equivalent monthly impact.
