How to Underwrite a Cleveland Rental Property

Rents, taxes, insurance, vacancy, capex, and management — the line items that decide whether a deal is real.
Start with defensible rent
Use signed leases and current comparable rents in the same few blocks. Neighborhood-wide averages inflate expectations in Cleveland, where rents shift street to street.
Do not skip capex
Century homes consume roofs, tuckpointing, sewer laterals, and mechanicals. Reserving nothing for capital expense is the single most common reason a deal that looked strong on paper underperforms.
Tax reassessment after purchase
Buying well above the current auditor value often triggers a higher tax bill. Underwrite the reassessed number, not the seller's current one.
