Why an Instant Estimate Isn't What Your Home Is Worth

August 11, 2026 · 5 min read

Automated valuations miss condition, layout, and street-level differences. Here's how we build a defensible price for your home.

What automated models can't see

An algorithm does not know your kitchen was rebuilt last year, that your street backs to a rail line, or that the comparable it used sold with a failed sewer line. In older housing stock, condition variance overwhelms the model.

How we price

We walk the home, review recent closed sales and active competition, adjust for condition and layout, and model the likely appraisal. Then we test the price against buyer payment ranges to see who your buyer pool actually is.
