How payment works
The housing authority pays its portion of contract rent directly to the owner each month, with the tenant covering the balance. For owners, that means a large, predictable share of rent arrives on schedule.
The inspection is the gate
Units must pass a housing quality standards inspection before payments begin. Common failures are handrails, window glazing, GFCI outlets, peeling paint, and inoperable smoke detectors — all inexpensive if handled before the inspector arrives.
Where it fits
Voucher tenancy is strongest in solid working-class neighborhoods where the payment standard meets or exceeds market rent. We model both scenarios before you commit.
