Owners may benefit from volume-based labor and material pricing where available. We do not guarantee savings, and not every project will cost less.
Our in-house construction team is an available resource, not a requirement.
Owners remain involved in meaningful approval decisions, and larger scopes can be reviewed before work begins. Outside vendors may be used when appropriate. Emergency situations may require faster action consistent with the management agreement and the circumstances. Recommendations should be based on what the property actually needs.

Housing assistance
Section 8 and housing-assistance experience.
A meaningful share of Northeast Ohio rental property involves housing assistance. We have practical experience operating in that environment.
That includes HAP payments and tenant portions, preparing for and responding to program inspections, the related administration, and keeping communication and documentation organized between the owner, the resident, and the agency.
We cannot promise approval, a specific rent level, voucher acceptance, an inspection outcome, a payment amount, or program eligibility — those are determined by the program and the property. What we can tell you is what the process typically looks like and what your property may need to get through it.

Management pricing depends on the property type, unit count, portfolio size, occupancy, current management situation, services needed, housing assistance, and the operational complexity of the property — so we quote it after we understand the property rather than publishing a single fee schedule.
